The Project Analyst – Land & Built Form plays a pivotal role in ensuring each project achieves its highest and best use and delivers optimal financial performance. Acting as the key conduit between finance, development, sales, and capital partners, this role owns the numbers — from feasibility assumptions to monthly reforecasting, debt facility reporting, scenario analysis and strategic optioning. You will be the person who ensures decisions are informed, risk is understood, and every commercial opportunity is maximised.

 

Key Responsibilities

 

1. Feasibility, Financial Modelling & Highest-and-Best-Use Analysis

  • Build, maintain and refine detailed feasibility models across land and built-form projects.
  • Run alternative land use and built-form scenarios to test revenue potential, yield outcomes, and value creation opportunities.
  • Undertake highest-and-best-use analysis to identify where density, product mix, staging or pricing strategies could enhance project returns.
  • Review integrity of external feasibility models submitted for consideration.
  • Apply sensitivity testing to key inputs (cost, sales, timing, density, IRR targets, etc.).
  • Develop standardised model assumptions and ensure consistency across the portfolio.

 

2. Monthly Project Reporting & Performance Management

  • Own and update project cashflow models monthly with actuals, reforecasts, key movements and insights.
  • Prepare monthly PCG reports and dashboards summarising performance vs budget, costs to complete, sales performance and margin impacts.
  • Identify variances, risks, opportunities and commercial levers to improve project outcomes.
  • Ensure development teams clearly understand commercial impacts and required actions.

 

3. Debt Funding Support & Capital Management

  • Prepare financial information and reporting required for debt facility management and drawdowns.
  • Support preparation of debt funding packs and liaise with financiers where required.
  • Ensure modelling aligns with facility covenants, triggers and cashflow timing requirements.

 

4. Development Team Business Partnering

  • Work closely with Development Managers as their commercial right hand — translating project realities into financial impacts.
  • Collaborate with Sales, Finance and external consultants to ensure all inputs are current, accurate and aligned.
  • Provide strategic advice on pricing, staging, design efficiency, cost planning and procurement impacts.

 

5. Strategic Analysis & Portfolio Support

  • Contribute to portfolio-level cashflow planning and consolidated reporting.
  • Assist with due diligence assessments for new acquisitions or JV opportunities.
  • Prepare ad hoc analysis, benchmarking and scenario testing to support strategic decision-making.

  • Accuracy, timeliness and commercial insight within all monthly updates.
  • Demonstrated ability to identify & articulate opportunities to enhance project returns.
  • High-quality modelling that enables confident decision-making.
  • Strong internal relationships and reputation as the go-to commercial partner for project teams.

 

Skills, Experience & Qualifications

 Essential

  • Degree-qualified in Commerce, Finance, Accounting, Economics, or Property.
  • 3–6 years experience in property development, finance, advisory, or related fields.
  • Strong financial modelling capability in Excel and/or specialist development software (Estate Master / Argus / similar).
  • Clear understanding of the end-to-end development lifecycle (land + built-form).
  • Experience preparing feasibility models, cashflows, and commercial analysis.
  • Strong grasp of property accounting concepts, revenue recognition, cost allocation and capital management.

 

Desired

  • Prior exposure to debt funding processes, project financing or lender reporting.
  • Intermediate–advanced Excel skills (macros, scenario modelling, data tools).
  • Ability to build rapport and influence decision-makers across disciplines.
