About the business

Our client is an established Victorian property development group with a diverse portfolio spanning residential, commercial, retail, hotel and affordable housing. The business operates across the full development life cycle and is active in both private capital and government-backed projects, including Homes Victoria and related tenders.


The role

Reporting to the Managing Director, the Transaction Analyst provides financial analysis, due diligence coordination, commercial input into legal documentation and market research that inform acquisition and divestment decisions. You'll work closely with the Managing Director, Head of Planning and General Counsel/Head of Commercial across multiple asset classes.


What you'll be doing

  • Preparing feasibilities and data-driven analysis to support senior leadership decisions
  • Supporting front-end acquisition activity: site identification, assessment and agent liaison
  • Coordinating due diligence for site acquisitions and compiling findings for review
  • Assisting with competitive bids and government tenders, including Homes Victoria submissions
  • Supporting negotiations on financier security documents and other legal agreements
  • Maintaining familiarity with project financing, joint venture and fund-through structures
  • Conducting ROI analysis, monitoring market trends and reporting to stakeholders
  • Supporting commercial asset divestments and investment asset management, including lease registers, land tax and rates reviews, and divestment campaign preparation


What we're looking for

  • Experience within a property developer, private equity, funds management or related sector
  • Tertiary qualification in property, valuation, finance or a related discipline
  • Strong Excel skills; familiarity with Estate Master and AI tools (Claude, Copilot, ChatGPT, Gemini) advantageous
  • Financial modelling experience, with a willingness to develop further
  • Exposure to bid writing and tender submissions, or the ability to build this skill
  • Familiarity with project financing and joint venture structures
  • Knowledge across diverse asset classes (residential, commercial, hotel)
  • Strong relationship management and negotiation skills, with sound commercial acumen and discretion
