ABOUT THE BUSINESS

Our client has built one of Melbourne's largest private residential land developers, with a core portfolio of over 15,000 lots active or in the near-term pipeline across master-planned communities in Melbourne and regional Victoria. The growth hasn't been without its challenges, but the business has scaled steadily and built a reputation as an employer of choice in the property sector. Beyond residential, the group is now diversifying into industrial and commercial development, with several large-scale sites moving through planning and permit stages, and a build-to-rent strategy that's progressed from concept to its first demonstration site starting construction this year. It's a business with genuine momentum and a broadening platform, not a single-project developer looking to fill a gap.


THE ROLE

This Project Manager role owns construction delivery across the residential portfolio: contractor coordination, program review, site management, compliance and handover, working closely alongside the Development Management team. The business is bringing this capability in-house because it wants a dedicated subject matter expert embedded in the team, someone who can manage the delivery program directly and act as the consistent, single point of contact for consultants and contractors.


WHAT YOU'LL BE DOING

  • Coordinating the delivery of civil, infrastructure, landscape and maintenance works against approved programs and staging strategies
  • Monitoring contractor performance and construction progress, escalating risks and delays
  • Assisting with contractor and consultant procurement, tender coordination and contract award
  • Reviewing engineering, servicing and landscape design documentation for constructability and delivery risk
  • Supporting authority approvals, certification, inspections and Statement of Compliance requirements
  • Managing health, safety, environmental and quality compliance across active sites
  • Preparing weekly project delivery reporting and maintaining project records and trackers


WHAT WE'RE LOOKING FOR

  • Minimum 5 years' experience in project management, civil construction, land development or infrastructure delivery
  • Demonstrated experience delivering residential land subdivision, civil construction or estate works
  • Strong understanding of construction programs, contractor management and site coordination
  • Ability to review construction programs, identify delivery risks and provide practical recommendations
  • Strong written and verbal communication skills, with the ability to prepare clear reports and trackers
  • Understanding of Statement of Compliance, defects liability periods, bonds and bank guarantee release processes highly regarded
  • A natural relationship-builder who earns trust with contractors, consultants and internal stakeholders, backed by genuine diligence and integrity in how they operate
