ABOUT THE BUSINESS

Our client has built one of Melbourne's largest private residential land businesses, with a core portfolio of over 15,000 lots active or in the near-term pipeline across master-planned communities in Melbourne and regional Victoria, representing a GDV of around $8 billion. The growth hasn't been without its challenges, but the business has scaled steadily and built a reputation as an employer of choice in the property sector. Beyond residential, the group is now diversifying into industrial and commercial development, with several large-scale sites moving through planning and permit stages, and a build-to-rent strategy that's progressed from concept to its first demonstration site starting construction this year. It's a business with genuine momentum and a broadening platform, not a single-project developer looking to fill a gap.


THE ROLE

Reporting to the CFO, this Project Analyst role acts as the key conduit between finance, development, sales and capital partners, owning everything from feasibility assumptions to monthly reforecasting, debt facility reporting, scenario analysis and strategic optioning. It's a role built to ensure decisions are informed, risk is understood, and every commercial opportunity across the portfolio is maximised.


WHAT YOU'LL BE DOING

  • Building, maintaining and refining detailed feasibility models across land and built-form projects
  • Running alternative land use and built-form scenarios to test revenue potential, yield outcomes and value creation
  • Undertaking highest-and-best-use analysis and sensitivity testing across cost, sales, timing, density and IRR inputs
  • Owning monthly project cashflow models, reforecasts and PCG reporting, including variance and risk commentary
  • Preparing financial information and debt funding packs for facility management, drawdowns and covenant compliance
  • Partnering closely with Development Managers as their commercial right hand, translating project realities into financial impacts
  • Supporting due diligence for new acquisitions and JV opportunities, plus ad hoc portfolio-level analysis


WHAT WE'RE LOOKING FOR

  • Degree-qualified in Commerce, Finance, Accounting, Economics or Property
  • 3-6 years' experience in property development, finance or advisory, with strong feasibility modelling capability in Excel and/or Estate Master, Argus or similar
  • Clear understanding of the end-to-end development lifecycle across land and built-form, with solid grasp of property accounting, revenue recognition and capital management concepts
  • Commercially sharp with a genuine ability to identify and articulate opportunities to improve project returns, not just report the numbers
  • A natural relationship-builder who earns trust as the go-to commercial partner for project teams, backed by genuine diligence and integrity in how they operate


WHAT'S ON OFFER

  • A high-visibility role sitting across finance, development, sales and capital partners
  • One WFH day per week (generally Wednesday or Thursday, negotiable for the right candidate)
  • Exposure to a growing business diversifying into industrial, commercial and build-to-rent
  • $140k - $170k salary package
