Established in recent years, the business has moved quickly to establish itself as a genuine player in the development industry, built around an experienced team of specialists and a growing bench of like-minded operators with proven track records. The focus is on acquiring and delivering master planned residential communities across Melbourne and outer growth corridors, with a deliberate strategy around both greenfield growth areas and infill locations. The business runs an entrepreneurial, outcome-focused model, with a genuinely hands-on approach across the full development lifecycle rather than a siloed, hand-off-and-move-on structure. It's a platform still in build mode, with real scope to shape how the built form function operates as the pipeline scales.

The Role

You'll take ownership of the townhouse and medium-density projects within the existing pipeline, plus new projects as they're secured. Scope runs from design development and builder procurement through construction, occupancy, settlement and the defects liability period, with a clear mandate to protect and improve development margin.

What You'll Be Doing

• Drive design development and buildability reviews, including typology rationalisation and specification benchmarking
• Develop and run the procurement strategy across each project, including tendering, contract negotiation and post-award administration
• Administer progress claims, variations, provisional and prime cost sums, and extensions of time
• Maintain and update project feasibilities (EstateMaster) and monitor budgets, cashflow and cost-to-complete
• Manage town planning processes, Section 173 agreements and title creation
• Chair site and project control group meetings, reporting on program, cost and risk
• Oversee handover, purchaser inspections and the defects liability period

What We're Looking For

• Tertiary qualification in construction management, property, engineering, architecture or a related discipline
• 5+ years delivering medium-density residential projects (townhouse, terrace or low-rise apartment) in the Development world
• Demonstrated experience in builder procurement and building contract administration
• Feasibility and financial modelling capability, EstateMaster preferred
• Sound working knowledge of the Victorian planning system
• Strong commercial acumen with a genuine ownership and delivery mentality
